the 2Q07 timeframe. . Most deals are made anywhere from
10 percent to 20 percent below list price. . The disconnect
is partially with sellers and partially with brokers.
Offering memorandums showing a 7 percent rent growth
rate in Orange County are not realistic. . [Either]
brokers are telling sellers what they want to hear to
get a listing or sellers haven't recognized the new
reality of the market.
